Home sales in Metro Vancouver softened slightly in May, with 2,150 residential properties sold through the MLS® — a 3.5% drop from May 2025 and well below the 10-year seasonal average. The slowdown was driven mainly by the apartment segment, which fell 7.2% year-over-year. In contrast, detached home sales edged up 0.9%, while attached (townhouse) sales remained nearly steady. New listings also declined 7.6% compared to last year, yet overall inventory sits comfortably above the 10-year average at 16,917 active listings. This healthy supply is keeping the market balanced rather than competitive.
Sales-to-Listings Ratio & Price Trends
The current sales-to-active listings ratio sits at 13.1% overall (10.7% detached, 15.4% attached, 14.2% apartments). Historically, ratios below 12% for sustained periods signal downward pressure on prices, while ratios above 20% drive increases. At 13.1%, the market remains in balanced territory.
Benchmark prices (MLS® Home Price Index) are holding steady month-over-month but are down year-over-year:

  • Composite: $1,100,700 (−6.2%)
  • Detached: $1,847,900 (−6.9%)
  • Apartment: $697,800 (−7.9%)
  • Attached: $1,048,200 (−5.1%)

Prices showed almost no movement from April to May, as solid inventory absorbed the moderate demand.
